The good, The Bad and The Ugly.

The good parts, and not so good parts of this process.

Being first time home buyers has it's perks full of excitement, but it also has it's down's. Aside from all the snow that's delayed us, it seems as though we are back on schedule again.

Monday 2nd:
Our inspector came out. We decided to bring out a personal inspector who works "FOR US" and not Ryan Homes. Not that we don't trust Ryan Homes to do a superb job, but to mainly have someone look out for us on things that the PM may overlook.  
The results that came back were bitter sweet. He found awesome things that Ryan is doing in our home, and some disappointing things that were left a mess.
  The good things:

  • Fire Blocking  
    • Exceeds expectations (better than code)
  • HVAC Return in each room  
    • While other homes only have one in the main hall
  • Tacky Strip between the second floor and attic space
    • Allows drywall to adhere and prevents drafts.
  • Fire Foam
    • Good use of fire resistance foam on barrier walls
  • Thermal Barrier
    • Allows for the house to have the same R rating as a 2x6 framed house.
   The bad things:

  • Dented heater return
  • Broken switch boxes
  • Cracked Windows
    • Which we figured would happen with all the construction happening
  • Dryer Exhaust did not have cap
    • This left a hole in our roof and water leaks into our laundry room
